150 Affordable Homes Approved in South Gloucestershire

South Gloucestershire Council has given Bromford, the largest housing association in the district, approval to build 150 affordable homes on a vacant 11-acre site in Hambrook.
The site received outline consent in October 2020 for a mixed-tenure scheme with 35% affordable housing. Bromford bought it in 2022 and will now deliver it as a fully affordable development, with 81 social rent homes and 69 shared ownership homes. The mix comprises 23 one-bedroom flats, 36 two-bedroom flats, 40 two-bedroom houses, 42 three-bedroom houses, eight four-bedroom houses and one five-bedroom house.
Work is due to begin next month, with phased completion between 2027 and 2029. Bromford will contribute almost £2.5 million towards local infrastructure, helping to fund a new primary school, off-site sports facilities and a public art project.
Lydia Whittaker, senior planning manager at Bromford, said it will be the association's biggest affordable housing development in South Gloucestershire. She noted that more than 5,000 households are waiting for affordable housing locally, and that private rents in the area have risen by more than 5% in the past year to an average of £1,390 a month.
