Terms of Service

These Terms of Service (“Terms”) are a legal agreement between you and The Landsite Online Ltd (England and Wales, company no. 11627385), which operates TLS Live (“TLS Live”, “we”, “us”, “our”) at tls-live.com. By creating an account or using the Platform, you agree to these Terms, to our Privacy Policy and to our Copyright & Takedown Policy. If you do not agree, please do not use TLS Live.
1. Who can use TLS Live
TLS Live is a professional platform. You must be at least 18 years old and able to form a binding contract. If you use the Platform on behalf of a business or other organisation, you confirm you are authorised to accept these Terms for it.
2. The service
TLS Live is a professional networking and directory platform for the property industry. Features may include member profiles, business profiles, property listings, channels, events, messaging, and AI-assisted matching and discovery. We may add, change or remove features from time to time.
3. Your account
- Provide accurate, current information and keep it up to date.
- Keep your login credentials secure; you are responsible for activity under your account.
- Tell us promptly at [email protected] if you suspect unauthorised use of your account.
4. Subscriptions, billing & cancellation
- TLS Live offers free and paid (Premium) plans. Paid plans are billed through Stripe on a recurring basis (for example monthly) and renew automatically until cancelled.
- You can cancel at any time; your paid features continue until the end of the current billing period, and cancellation stops future renewals.
- Fees are stated at the point of purchase and may be exclusive of taxes, which may be added as required.
- We may change prices with reasonable advance notice, effective from your next billing period.
- Except where required by law or expressly stated, payments are non-refundable. Your statutory consumer rights (including any right to cancel) are not affected.
5. Your content
You retain ownership of the content you post (including profile details, posts, articles, comments, images, listings and messages). You grant us a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, display and distribute that content as needed to operate and promote the Platform.
You are responsible for your content. By posting content you confirm that:
- you own it, or have all rights, licences and permissions needed to post it and to grant us the licence above;
- it does not infringe the copyright, trade marks, privacy or other rights of any third party;
- for any image, photograph, video or graphic you upload, you hold the rights to use it on the Platform; and
- it is accurate and lawful. This is particularly important for property listings, which must be accurate and not misleading.
We are a host, not a publisher. We do not pre-screen, monitor or edit member content before it is published, and we do not verify the rights held in it. We may remove or disable access to any content at our discretion, including where we receive a complaint under our Copyright & Takedown Policy.
6. Property listings & third-party information
Some listings and information may be provided by members or imported from third-party sources. TLS Live does not verify and does not guarantee the accuracy, completeness or availability of any listing or information. Nothing on the Platform constitutes an offer, valuation, financial, legal or professional advice. You should independently verify any information before relying on it or entering into any transaction.
7. Acceptable use
You agree not to:
- break the law or infringe anyone’s rights;
- post text, articles, images or other material that you do not have the right to share, including copying or closely reproducing third-party articles or professional photography — if you want to share an article, link to the original source;
- post false, misleading, defamatory, offensive or harmful content;
- harass, spam or impersonate others;
- scrape, harvest or bulk-download data, or use bots without our permission;
- upload malware or attempt to disrupt, probe or circumvent the security of the Platform; or
- use the Platform to compete with us or to build a competing dataset.
8. Intellectual property
The Platform, including its software, design, branding and the TLS Live name and logo, is owned by us or our licensors and is protected by intellectual-property laws. We grant you a limited, non-exclusive, non-transferable licence to use the Platform for its intended purpose. You may not copy, modify or create derivative works from the Platform except as allowed by law.
9. Copyright complaints & takedown
We respect the intellectual-property rights of others. If you believe content on the Platform infringes your copyright or other intellectual-property rights, please follow the process in our Copyright & Takedown Policy and contact our designated agent at [email protected].
When we receive a valid notice we will remove or disable access to the content expeditiously and notify the member who posted it. Members whose content is removed may submit a counter-notice as described in that policy.
Repeat infringers. We will suspend or terminate the accounts of members who repeatedly post infringing content, and may do so after a single serious infringement.
10. Third-party services & links
The Platform may link to or integrate third-party services (for example payment processing). We are not responsible for third-party websites or services, which are governed by their own terms and policies.
11. Disclaimers
The Platform is provided “as is” and “as available”. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including as to accuracy, availability, fitness for a particular purpose and non-infringement. We do not warrant that the Platform will be uninterrupted or error-free.
12. Limitation of liability
To the fullest extent permitted by law, we will not be liable for any indirect, incidental, special or consequential loss, or for loss of profits, revenue, data or goodwill. Our total liability arising out of or relating to the Platform is limited to the greater of the amounts you paid us in the 12 months before the claim, or £100. Nothing in these Terms limits liability that cannot be limited by law, and your mandatory statutory and consumer rights are not affected.
13. Indemnity
You agree to indemnify and hold us harmless from claims, losses and expenses (including reasonable legal fees) arising out of your content, any claim that your content infringes the rights of a third party, your use of the Platform, or your breach of these Terms, to the extent permitted by law.
14. Suspension & termination
You may close your account at any time. We may suspend or terminate your access if you breach these Terms, if you repeatedly post infringing content, if required by law, or to protect the Platform or its members. Provisions that by their nature should survive termination (such as content licences already granted, disclaimers, limitation of liability and indemnity) will continue to apply.
15. Governing law & disputes
These Terms are governed by the laws of England and Wales, and the courts of England and Wales have non-exclusive jurisdiction. If you are a consumer resident in the UK, EU or elsewhere, you may also benefit from any mandatory protections of, and the right to bring proceedings in, your country of residence; nothing in these Terms removes those rights.
16. Changes to these Terms
We may update these Terms from time to time. We will post the updated version here with a new “Last updated” date and, where changes are material, take reasonable steps to notify you. Continuing to use the Platform after changes take effect means you accept the updated Terms.
