Demolition of Anglia Square Set to Start This Year

UK Property Forums3 July 2025

Demolition of Anglia Square in Norwich, a former shopping centre earmarked for a major mixed-use redevelopment, is expected to get under way this year.

The scheme, which could deliver up to 1,100 homes along with shops and leisure space, was approved in 2023 for Weston Homes after a lengthy planning dispute. The developer withdrew last year, and Norwich City Council stepped in to buy the site.

Cllr Carli Harper, the council’s cabinet member for finance and major projects, told a meeting that the council now has vacant possession of the retail units and was about to appoint a demolition contractor. Interior strip-out was expected to start in the summer, with demolition of the main structures following in the autumn and completion due by the end of March 2026. The council is also arranging for utilities to be disconnected and diverted, and for archaeologists to be present throughout the demolition.

The centre opened in 1970 but declined in recent years. Threadneedle Investments bought it for £7.5 million in 2014, and Weston Homes became involved in 2018.
