Hillwood Investment Properties Secures £76.4m Development Financing from Affinius Capital

Hillwood Investment Properties has closed a £76.4 million development finance facility with Affinius Capital to fund two new-build logistics schemes in the UK totalling around 329,659 sq ft of warehouse space. The facility is split into sub-facilities for each scheme, with separate tranches for finance, carry costs and earnout.

In Luton, the money will fund a speculative Grade A logistics development of roughly 286,000 sq ft, made up of eight units in five buildings on the M1 corridor, an established distribution location with direct links to Central London and the Midlands. In East London, it supports a last-mile warehouse of about 43,659 sq ft on a freehold urban site in Canning Town, where occupier demand for well-placed last-mile space is strong.

Both buildings are being built speculatively to institutional specification and are targeting BREEAM Excellent.

Armin Senoner, director of debt markets at Hillwood, said the UK is a core market and the two sites reflect a strategy of combining large-scale distribution with urban last-mile logistics, adding that the firm aims to progress its wider UK pipeline. Calum Davidson, senior vice president at Affinius Capital, pointed to Hillwood's development track record and the quality of the locations as reasons for backing the schemes.
