Historic Hotel Goes Up for Sale with Consent for Regeneration

The Rutland Arms Hotel in Newmarket, a Grade II-listed four-storey building dating from the 17th century, has been put up for sale through Christie & Co and Cheffins.
The hotel closed in 2019. It now comes with planning consent for a 72-bedroom hotel created through a mix of refurbishment and new build, with 44 of the rooms in an extension on neighbouring land in Palace Street. The scheme also includes four meeting rooms, a bar, lounges, restaurants and back-of-house space.
Newmarket, in West Suffolk, is known internationally as a centre for thoroughbred racing, breeding and equine health.
Simon Jackaman, director of hotels at Christie & Co, says the consented design protects the building’s original features and listed character, retaining elements such as decorative ceilings, fireplaces and stained glass. He describes the freehold as a rare chance to acquire a landmark town-centre property, either to run as a high-quality boutique hotel or for other uses, subject to planning.
