Metroland Design Given Approval by Brent

Brent Council has granted planning permission for a residential scheme on Pellatt Road in Wembley, aimed at transforming an underused site into a new residential community.
Designed by GPAD and developed by Caswell & Dainow, the five-storey building will provide 13 homes opposite the Preston Road Sports Ground. The design takes its cue from the Metroland ideal of homes set in generous green space and draws on the borough's modernist buildings. Super-insulation and on-site renewable energy are intended to make the homes sustainable and affordable to run.
The building's sculpted shape references a pavilion that once stood on the site, and south-facing garden terraces link it to the sports ground and contribute to a 10 per cent Biodiversity Net Gain. The homes will be dual aspect and designed for a mix of residents.
The scheme has drawn objections from some local residents, who raised concerns about limited consultation, the building's scale and design, and possible loss of light, privacy and views. Transport, access and the loss of green space were also cited. Supporters nonetheless expect the new pavilion-style building to act as a gateway to the wider estate and improve the local landscape.
