Octopus Capital Invests to Deliver High-Quality Care Homes

Octopus Capital has agreed a forward funding deal for two new purpose-built care homes in Stafford and Taverham, just outside Norwich. The investment has been made through the Octopus Healthcare Fund, which provides long-term capital for modern care homes across the UK.
The homes are being developed by Abora Developments, part of Xanadu Care Group, and will be run by Avery Healthcare. Together they will provide 136 beds: 66 in Stafford and 70 in Taverham. Construction began in 2025 and both are on course for practical completion in early 2027.
The schemes reflect Octopus Capital's commitment to net zero care home developments by 2030. Both are targeting EPC A ratings and BREEAM In-Use Excellent certification, and will be fully electric, heated by air-source heat pumps to reduce carbon emissions and improve efficiency.
Avery Healthcare will take 35-year leases on both homes, giving the fund's investors long-term, stable income. The deal takes the number of Avery homes in the fund to ten, making Avery its third-largest tenant.
Max Weitzmann, investment director at Octopus Capital, said the investment reflected the firm's focus on sustainable, high-quality care for an ageing population, delivered with an operator it trusts. John Strowbridge of Abora Developments welcomed the extended relationship, while Avery Healthcare chief executive Jeremy Richardson said the homes had been designed to support the wellbeing of residents and staff as demand for good-quality care continues to rise.
