Ortus Secured Finance Supports £25m Redevelopment of Listed Cotswolds Hotel

Ortus Secured Finance has provided a loan to refinance and support the redevelopment of Dumbleton Hall Hotel, a Grade II* listed country house hotel near Evesham in the Cotswolds.
The 34-bedroom hotel, set in 15.8 acres of parkland, is owned by US-based Chatham Park Development, which bought it in April 2021. The facility replaces an existing lender and funds the completion of a multi-million-pound renovation to reposition the property as a premium destination. Practical completion is expected in Q3 2025, after which Bespoke Hotels will operate it. The owner plans to add 20 woodland lodges in the grounds in 2026.
Jamie Russell, director at Ortus, said the lender was impressed by the borrower’s commitment, track record and progress, and that the deal structure gives it clear oversight of each drawdown. He noted that although Ortus is not usually associated with development and refurbishment lending, the strength of the borrower and the asset made it a good fit.
Deepak Drubhra of Westfort Advisors, which advised Chatham Park Development, said the listed status and the need to refinance mid-development were the main challenges, and that the agreed structure balanced development risk while improving the sponsor’s return on capital. Robin Sheppard, president of Bespoke Hotels, said the company was pleased to return as operator. Stevens & Bolton LLP provided legal advice on the transaction.
