Clive Emson Auctioneers sets out to correct six common misconceptions about buying and selling at auction, a route that has grown in popularity as awareness, the variety of lots and auction-specific finance have all improved.

First, auctions are not just for derelict or unmortgageable properties. The firm sells everything from industrial units and land to prestigious homes, and many sellers choose auction for speed, certainty and competitive bidding rather than out of necessity.

Second, auctions are not high-risk. Guide prices, transparent bidding and legal packs available in advance mean bidders know what they are buying, while sellers benefit from verified bidders. The fact that a sale is legally binding when the hammer falls removes the risk of drawn-out negotiation or last-minute withdrawal.

Third, selling at auction does not mean accepting less than market value. Below-market guides usually reflect a problem with the property itself. Well-marketed lots are exposed to investors, developers and landlords, and competitive bidding often pushes prices to or beyond the appraisal, although this is not guaranteed.

Fourth, auctions are open to anyone who registers and provides identification, including first-time buyers and DIY enthusiasts, provided they can pay the deposit and complete within roughly a month.

Fifth, buyers can usually view in person through individual appointments, open houses or group viewings; where that is not possible, detailed videos, photographs, surveys and reports are provided.

Sixth, auctions need not be stressful. Online sales run over hours or days, letting buyers watch the bidding and take their time, with the auctioneer managing each stage. The firm still encourages buyers to register properly, read the legal pack and research the property in advance.
