The AI Transformation in Commercial Real Estate

Colliers argues that artificial intelligence is reshaping commercial real estate, fuelling demand for data centres, changing how buildings are used and experienced, and improving design, operations and sustainability across all property sectors.
Investment in AI IT infrastructure and hosting reached $109bn in 2025, reflecting the vast computing power needed to scale advanced AI. The US took 75% of AI deal value, while the UK attracted 5% of inbound investment, close behind China and the EU. Funding is concentrating in large, late-stage deals: those above $100m made up 73% of 2025 investment, and deals of $1bn or more accounted for half the total. Citing OECD.AI data, Colliers notes that UK AI-related venture capital investment has risen 1,700% since 2015, faster than growth in the US (582%) and the EU (1,062%).
