There's More to a Successful Development Than Just a Structural Warranty

Advantage Home Construction Insurance (AHCI) argues that bringing a development to completion involves far more than arranging a structural warranty. Builders typically have to coordinate warranties, bonds, insurance and funding, often across several providers with separate contacts and timetables, alongside the work of building itself. AHCI has shaped its service around handling these needs through a single relationship.

Structural warranties remain the starting point. Lenders and buyers usually insist on one for new homes, apartment blocks, commercial conversions, mixed-use schemes and social housing, and AHCI says its knowledge of what lenders and solicitors expect helps avoid delays.

The firm also arranges performance bonds, which are frequently a contractual requirement on larger schemes and public-sector work, giving employers financial reassurance that obligations will be met. Where a scheme includes roads, drainage or sewers, AHCI can set up the road and sewer bonds that councils and utility companies need before Section 38 and Section 104 adoption agreements can progress.

Contractors all risk insurance is offered to cover accidental damage, loss of materials, plant and equipment problems and public liability during construction, tailored to the size and nature of each project. For developers selling off-plan, deposit protection helps reassure buyers and meet solicitor and lender requirements, keeping sales moving.

AHCI can additionally introduce clients to specialist lenders for development finance, bridging loans and refinancing, so funding is arranged alongside warranty, bond and insurance cover.

The firm's central argument is that dealing with one point of contact across all of these areas reduces handoffs, speeds up communication and lowers the administrative load, with a team already familiar with the project from the outset.
