Brickflow and Revcore Launch Real Estate Workout Solution for Commercial Lenders

Brickflow, a digital marketplace for specialist property finance, has partnered with Revcore Asset Management to offer an end-to-end service for lenders, insolvency practitioners, developers and investors dealing with distressed and underperforming real estate. The partnership formally launched in the first quarter of 2026.

The firms say high interest rates, low transaction volumes and rising corporate insolvencies have made distressed property one of the most difficult parts of the market, with lenders and insolvency practitioners under pressure to act fast while protecting value. Revcore's leadership has more than 25 years of experience spanning two recessions, repositioning assets across all sectors for property companies, funds and private investors.

Together they offer active asset management to stabilise or grow value; marketing, buyer identification and negotiation on disposal; identification of distressed assets with finance lined up from the start; project delivery from concept to completion; access to more than 160 lenders for stabilisation, planning or development funding; and sourcing of off-market opportunities for investors.

As a case study, the partners cite a part-built 104-unit residential scheme on the South Coast, in Southampton, that had been stuck for over 18 months. Working with the receivers, debt adviser, lender and developer, Brickflow sourced a development facility of around £15m at 87% loan-to-cost against a £23m GDV. A borrower who invested £3m of equity is projected to make roughly £5m profit within 15 months.

Dan Silver, head of partnerships at Brickflow, said the service gives lenders and insolvency practitioners a single partner for every stage and gives investors a curated pipeline backed by finance. Nick Taylor, director at Revcore, highlighted the team's recession experience and its relationship with occupier-only adviser Corep, which helps identify tenant demand when repositioning assets.
