Consented Development Site Hits the Market in Aylesbury, Bucks

The Landsite21 August 2026

A small brownfield plot at 8 Eastern Street, Aylesbury, has been put up for sale by Whozoo with a guide price of £350,000. The site measures 3,877 sq ft and is being pitched at housebuilders and investor-developers looking for an infill scheme that can start without a planning battle.

Full planning permission, reference 23/00147/APP, was granted on 10 July 2024. It allows the redundant garage blocks now on the land to be knocked down and replaced by five self-contained flats over ground, first and second floors. The approved design includes parking, electric vehicle charging, secure cycle storage, a bin store and a communal landscaped garden. The permission comes with no Section 106 obligations and no requirement for affordable housing, which reduces both cost and administrative burden for a buyer. The one firm deadline is that building work has to begin by 10 July 2027.

The marketing points to Aylesbury's standing as the county town of Buckinghamshire, its rail links to London, a growing local economy and continuing housing demand fuelled by population growth across the county. Infill plots of this kind sit within existing neighbourhoods near shops, schools and transport, and avoid the long lead-in periods that come with larger greenfield allocations.

A five-flat scheme is presented as a manageable project with a realistic exit for a developer building to sell. For an owner planning to keep and let the units, the location close to Aylesbury's centre and within reach of the Chiltern commuter belt is expected to support steady tenant demand.

Brownfield land with implementable consent and no Section 106 liabilities tends to sell quickly, and the site is being positioned as a low-risk, planning-secured addition to the pipeline of a local or regional housebuilder. Photographs and site plans are available, and enquiries go to the listing agent, Whozoo.
