Historic Farnham Freehold Investment Hits the Market

Curchod & Co is selling the freehold of The Oast House, 5 Mead Lane, Farnham, for £775,000.

This Grade II Listed property provides 6,529 sq ft, split into 11 suites that can be let separately. Five tenants currently occupy part of the building, paying a combined £53,823.66 a year. Five suites are empty, and the agents estimate that filling them through active management could lift the rent roll to around £108,500 a year, giving a buyer scope to add value straight away. There may also be a longer-term option to convert the property to homes, although that would need planning permission.

The building faces Farnham Town Football Club on Mead Lane and lies less than 500 metres from the town centre and the Lion & Lamb Shopping Centre, where Waitrose is the anchor alongside independent shops and eateries such as Gail's Bakery and Côte. It has its own parking and is a short walk from Farnham station, which has direct trains to London Waterloo taking about 50 minutes, plus services to Woking and Clapham Junction.

Matthew Munday of Curchod & Co described the property as an uncommon chance to buy a multi-let freehold in central Farnham. He highlighted the vacant suites as a route to higher income, and said the listed character and location could suit an eventual residential conversion, subject to planning. He expects interest from both investors and owner-occupiers wanting a flexible town centre building.
