Connect UK Land Auctions sold a 35-acre plot of land east of Braithwaite Place in Burnham-on-Sea, Somerset, for £1,250,000 in December, despite the site having no planning permission.
The freehold land lies in the coastal town near the River Parrett, in an area that combines attractive countryside with potential for development. Vehicle access is via Braithwaite Place, adding to its appeal for future projects.
The auction house says an unconditional sale at this level for land without planning consent is notable, placing it among the highest prices achieved for comparable lots in the quarter.
It believes the result reflects growing investor confidence in undeveloped land, with buyers prepared to commit significant sums in anticipation of future planning approvals and long-term increases in land value. The firm also sees the sale as evidence of its ability to attract high bids for land without planning permission.
