Knight Frank Brings Former University Campus to Market in Cheltenham

Knight Frank’s Education & Charities team has been instructed by Hardwick No. 1 Ltd to sell Hardwick Campus, a former university campus in Cheltenham, at a guide price of £7.25 million.

The 4.69-acre site has six main buildings totalling around 85,122 sq ft, including a 37,620 sq ft main campus building. It provides teaching, office and administration space, recreational facilities and a café, along with 123 en-suite student bedrooms across three residential blocks with shared kitchens on each floor. It is offered freehold with vacant possession on completion.

Emma Cleugh, Head of Education & Charities at Knight Frank, described it as a substantial turnkey educational facility in a highly desirable location. She said it could continue in educational use or suit commercial uses subject to planning, and noted that positive pre-application talks with Cheltenham Borough Council have explored residential development as an alternative if no educational occupier is found. The campus is about a 10-minute walk from the town centre.

Cheltenham has a strong education sector, with higher education institutions serving more than 10,000 students, further education colleges and well-known schools. It is also regarded as the UK’s cyber capital, with government investment in the Golden Valley Development beside GCHQ, and attracts large numbers of visitors to Cheltenham Racecourse.

Cheltenham Spa station, just over a mile away, offers direct trains to London Paddington in 1 hour 54 minutes and Bristol Temple Meads in 38 minutes, and junction 10 of the M5 is close by.
