Podcast: Building Safety - What They Don’t Tell You

In this podcast, structural warranty provider Build-Zone and building safety consultancy Project Four discuss what the Building Safety Act means in practice for developers of all sizes, from volume housebuilders to small firms converting buildings into flats.

Adam Smith explains that the Act is a whole-lifecycle reform, not just a set of rules for high-risk buildings or fire safety, and requires compliance to be built in from the earliest design stage, with closer scrutiny at each gateway. Joe Gooden notes that, despite industry anxiety, developers are now addressing risk and design much earlier, and warranties are becoming part of early planning discussions.

The pair challenge the idea that Gateway 2 is almost impossible to pass, saying delays usually stem from incomplete or poorly coordinated submissions. Costs may be higher upfront because full designs are needed, but builds can run more smoothly with fewer changes, and expense mainly arises when projects stall at Gateway 2 or 3.

On warranties, Gooden explains that cover focuses on structural defects and failures of the waterproof envelope, not cosmetic issues or accidental damage, and that many rejected claims simply fall outside that scope. He highlights glazing, waterproofing and fire-stopping as common problem areas, including the risk of glass panels shattering due to nickel sulphide inclusions where heat-soak testing has not been done. Getting the reinstatement value right is important, and a Gateway 2 submission generally contains the technical detail a warranty provider needs to quote.

Both speakers urge developers to bring in competent teams, warranty providers and safety consultants early, and to maintain the ‘golden thread’ of information from design to occupation.
