The firm argues that a single standard approach no longer works and that each property should be managed according to its own needs. Many owners who might once have sold have instead held assets for longer and pursued active asset management, such as major refurbishments and broadening the tenant mix. This requires property managers to work closely with occupiers on upgrades and to handle the complexities of service charges, with good relationships making improvements easier to deliver.

Colliers says clients now want managers who are proactive, flexible and strategic, and who contribute to letting success, occupier satisfaction and building performance rather than just covering the basics. The firm says its own model is built around agility and creativity so that managers can respond quickly to changing needs.

Looking ahead, Colliers sees the next stage as the effective use of meaningful data, generating insights aligned with clients' business plans to reveal performance trends, identify savings and support asset management decisions that create long-term value.
