Developer Money Market argues that modular construction may help developers rescue schemes whose numbers no longer stack up under conventional building methods. Rising construction and borrowing costs, skills shortages and thinner margins are pushing developers to look at alternatives, and the firm says it can introduce them to an established modular specialist working across the UK and Europe.

Modular buildings are wholly or partly manufactured off site and then transported and assembled in place. Moving work into a factory setting can bring shorter programmes, since components are made while groundworks continue, as well as potential cost savings, less reliance on site labour, reduced waste and more predictable costs and timescales. Whether it suits a particular scheme depends on its design, planning position, location, specification and intended use.

The approach may be especially relevant where speed, cost control and repeatable design matter, such as hotels, student housing, care and supported living, build-to-rent, affordable housing, general residential and specialist leisure accommodation.

The firm stresses that the build method must be matched by a suitable funding structure. It says it can help developers explore development finance, bridging finance, development exit finance and joint venture funding, drawing on more than 120 UK and international lenders.

For developers who already hold planning permission but find a traditional build unviable, the article suggests revisiting the appraisal with modular construction and an appropriate funding package before abandoning the project, while acknowledging that modular will not be the answer for every site.
