Georgian Guest House for Sale in the Lake District

Powe House in Portinscale, near Keswick, has come to the market as a trading guest house in the heart of the Lake District National Park, with offers invited in excess of £1,000,000. The property is being marketed by Colliers.
Dating from around 1797, Powe House is regarded as one of the finest period buildings in the Keswick area. It passed to the Birkett family in 1823 and became part of the Powe House Estate in 1854, when it is believed to have been the home of a local lead mine owner. Victorian additions were later made, and the current owners carried out a sympathetic reconfiguration around the turn of the millennium that updated the building while keeping its Georgian character.
The house stands in roughly two acres of landscaped gardens and has six well-appointed en suite letting bedrooms. A particular strength is the owners' accommodation, a self-contained two-bedroom apartment that is notably more spacious than is usual for a business of this size. There is also plenty of off-road parking, which is useful for guests during the busy season.
The Lake District draws millions of visitors each year, and demand for good-quality bed and breakfast accommodation in Keswick continues to exceed supply, making hospitality businesses of this kind a rare find in Cumbria.
The property also has potential beyond its current use: subject to planning permission, it could be converted back into a large private family home.
