New Rental Property Registration Scheme Launches in December 2026

Greenslade Taylor Hunt outlines the Government's new "Register your rental property" service, which begins rolling out across England on 15 December 2026. It is the landlord-facing part of the Private Rented Sector (PRS) Database, a national register introduced under the Renters' Rights Act.

The database will hold central records of private landlords, their rental properties, compliance information and any enforcement or regulatory action. Tenants, local authorities and government bodies will be able to use it to check key details about privately rented homes and who is responsible for them.

Landlords will need to register themselves with their name, home address and contact details, and register every property they let, including the full address, number of occupants, number of bedrooms and rent achieved. They must upload Gas Safety Certificates, EICRs and EPCs, and keep the information current.

Rollout will run region by region over 12 months, beginning in the West Midlands. For the South West, the service opens on 15 August 2027, and landlords will have three months from their region's launch to register. Key points include:

• A fee of £65 per property per year

• A national registration deadline of 14 November 2027

• Fines of up to £7,000 for standard breaches and up to £40,000 for serious or repeated offences

• Possible restrictions on serving certain possession notices for those who fail to register

The firm advises landlords to review their compliance paperwork now. Where it acts as managing agent it already holds the relevant certificates, but registration remains the landlord's responsibility; how far letting agents can submit information on a landlord's behalf has not yet been fully confirmed.
