Octopus Capital and Barratt Homes to Deliver 110 Affordable Homes Across East England

Octopus Capital and Barratt Homes have agreed a forward-funding deal that will provide 110 affordable homes on two sites in the East of England.

The money comes from the Octopus Affordable Housing Fund (OAHF), which invests long-term capital to speed up the supply of affordable housing around the UK.

The homes are split between Thurston in Suffolk and Littleport in Cambridgeshire. In total there will be 78 homes for affordable rent and 32 for shared ownership, made up of 100 houses, six maisonettes and four bungalows, all freehold and ranging from one to four bedrooms. Every home will be affordable, and the schemes are being planned with West Suffolk and East Cambridgeshire councils so that they match local housing needs.

Building work is being phased. Homes at Thurston are due to be handed over from April 2026 to June 2028, and those at Littleport from September 2026 to December 2028. NewArch Homes, a registered provider of social housing owned by Octopus, will own the properties over the long term, while Flagship Group, a housing association working across the East of England, will manage them once they are finished.

According to Coner Anderson, Investment Manager at Octopus Capital, this was the firm's first direct partnership with Barratt Redrow and reflected a joint aim of increasing the supply of good-quality affordable homes. Gareth Mears, Development Director at Barratt and David Wilson Homes Anglia, said both sites were already under construction and making good progress, and that the company was keen to see the first residents move in.
