Strong demand for bare land at property auction

Greenslade Taylor Hunt achieved a strong clearance rate at its latest property auction, held at Aldwick Estate near Bristol. Several lots sold before the sale, and the seven offered on the day were all bare agricultural land.

A number of prices comfortably beat vendors' expectations. The standout was 4.25 acres of farmland at Churchill, North Somerset, which sold for £106,000 against a guide of £70,000, close to £25,000 per acre. Another highlight was 1.28 acres at Dundry, on the edge of Bristol, with consent for a stable block and equestrian use, which made £54,000.

Auctioneer Robert Baker said the results show that bare agricultural land values are holding at their recent high levels, with strong local interest and competitive bidding in the room, online and by telephone.

The firm's next auctions are at The Shrubbery Hotel, Ilminster, on 26 June and at Batch Country House, Lympsham, on 23 July.
