The Landsite3 April 2025

A panel debate at the Property Investor Show at ExCeL London on Friday 11 April 2025 at 2.30pm will look at the forces likely to shape property over the next five years. The speakers are Adam Lawrence, Richard Blanco, David Votta, Anna Moore and Marc Von Grundherr.

Topics include the EPC changes due in 2028 and 2030 and what they will mean for landlords; the Renters' Rights Bill and its effect on the lettings market; whether flats or houses make the stronger investment; how to weigh income yield against capital growth while interest rates are high; whether London still works at a 6% interest rate, alongside prospects in the Midlands and the North; and forecasts for house prices, rents, rates and the economy over the next one to five years.

Anna Moore, a new addition to the panel, is CEO of Domna, a retrofit business that helps private and social landlords meet EPC rules and says it works on more than 15,000 homes a year. Her roles include chairing the Urban Land Institute's UK Innovation Council and membership of both the Skills for a Sustainable Skyline task force run by the City of London and a National Retrofit Hub group focused on private renting.

Adam Lawrence, founder of Propenomix, previously worked in wealth management in Switzerland and as a consultant to a major UK lender. Since 2011 he has been involved with more than 550 UK properties, mostly bought to improve, refinance and hold.

Richard Blanco owns and manages rental homes in six London boroughs, has belonged to the National Residential Landlords Association for many years and presents its podcast, as well as appearing on House Hunters International.

David Votta founded Votta Sales and Lettings, has more than 15 years in the industry, in 2021 became the youngest person to serve as President of ARLA Propertymark, is now on its main board, where he campaigns for higher professional standards.

Marc Von Grundherr, a director of Benham & Reeves, joined the firm in 1996 after a banking career in the City, the US, Europe and Asia, joined the board in 2001 and has invested in property in several countries.
