Another Strong Result as Two Surrey Land Plots Sell Above Guide Price

Two freehold land plots in Blackwater, Surrey, sold well above their guide prices in a Terra Firma Auctions online sale on Friday 31 July. Each had been guided at £30,000 plus.
The plots, called The Frogmore (Plot 4) and The Yatley (Plot 5), lie just north of Hearsey Gardens in Blackwater, in Hart District near the Surrey and Hampshire border. Each covers about one acre (4,492 sq m), with secure gated access from Hearsey Gardens and gently sloping, usable ground. The Frogmore sold for £41,000 and The Yatley for £44,000.
The auctioneer believes several practical factors sharpened bidding: neither plot is covered by a Tree Preservation Order and there are no restrictions on fencing. Any future use would depend on obtaining the necessary permissions. Location also helped, with Blackwater sitting in the outer London commuter belt close to Farnborough and with easy access to the South Western Main Line.
Terra Firma Auctions says such results are becoming a pattern for its online format. For sellers, it sees them as evidence that unconditional auction sales can achieve strong prices for smaller plots, particularly those with secure access and clean title; for buyers, they show that competitively guided land can sell quickly once genuine interest builds. The firm expects buyer appetite for small, well-located parcels to remain strong.
