Sheffield Investment Apartment Sells 44 Per Cent Above Asking Price

A fully managed four-bedroom apartment in Sheffield has sold for £36,000 through a Terra Firma Auctions online sale, well above where bidding began. The property, Apt. B10 Aspect 3, Edward Street, S3 7GE, was offered in an auction that closed on 24 July 2026. Bidding opened at £25,000 and built steadily until Bidder No. 3 secured it.

The second-floor flat is part of a well-regarded student and professional development, with views towards Crookesmoor and Hillsborough, 24-hour security and card entry. Each bedroom has its own en-suite shower room, fitted furniture and study area, suiting student or shared living. Residents have access to a games room and shared lounge, and an on-site management company handles day-to-day maintenance.

Its proximity to the city centre, teaching hospitals and both universities made it attractive to investors and to parents of University of Sheffield students looking for secure, managed accommodation. With managed rental income previously reported at around £25,000 a year, it offered a simple buy-to-let proposition, which the auctioneer believes helped drive bidding.

Terra Firma Auctions says the sale reflects continued appetite for managed multi-let student and professional housing in university cities such as Sheffield, where tenant demand often exceeds supply, and that auctions appeal to investors seeking speed and certainty because a winning bid is immediately binding.
