Mace Wins City Office Block Retrofit

Pegasi Management Company has appointed Mace to lead the refurbishment of Fresh Wharf, 3 Lower Thames Street, London EC3, a 120,000 sq ft office building beside London Bridge.
The 11-storey building, designed by Richard Seifert in the 1980s and formerly known as St Magnus House, is being remodelled by architects Buckley Gray Yeoman to modern standards. The project targets BREEAM Outstanding, WELL Platinum, NABERS 4.5 Stars and WiredScore Platinum ratings, reflecting a wider trend towards upgrading existing buildings to improve their environmental performance and appeal to tenants.
Around half of the existing raised access floor panels will be kept and reused, with new areas using low-carbon panels made from 86% recycled content, each supported by an environmental product declaration and a material passport to allow future reuse. So far, 30 tonnes of glazing have been removed and recycled through Saint-Gobain’s closed-loop glass system.
Due to complete in 2026, the building will offer 25,150 sq ft of outdoor space, a riverside café and a restaurant. Stewart Ward of Mace Construct said the project shows that a 1980s building can be turned into a workplace that meets today’s highest sustainability standards.
