Plot Sells for 60 Per Cent Above Guide Price at Terra Firma Auctions

Terra Firma Auctions has sold a freehold plot in Blackwater, Hampshire, for 60% above its guide price, which it says shows continuing buyer appetite for land with development or recreational potential even while many sellers remain cautious.
The lot, known as The Sandhurst (Plot 3), is a freehold site of about one acre (roughly 4,492 sq m) on Hearsey Gardens, GU17. Guided at £30,000, it drew strong competition in the firm's online sale on Thursday 25 June 2026.
The plot is secure and gated, was sold with vacant possession and has a direct right of way from Hearsey Gardens. Its gentle terrain and the absence of fencing restrictions make it suitable for a range of recreational uses, and it sits close to existing housing. Any development would require the relevant planning permissions.
Blackwater lies in Hart District as part of the wider Farnborough and Aldershot built-up area, within the London commuter belt and near the South Western Main Line via Farnborough station, a mix of rural character and connectivity that the auctioneer believes helped drive bidding.
The firm, which specialises exclusively in land and acts for individuals, councils, public bodies, housing associations, companies and charities, as well as taking joint agency instructions, says the result shows what a well-prepared lot marketed to the right buyers can achieve.
