Stonewater Secures Record £350m Homes England Funding Allocation

Construction Industry News Magazine1 September 2026

Housing provider Stonewater has been awarded £350m through Homes England's Social and Affordable Homes Programme (SAHP), the largest funding allocation in its history. The money will support the delivery of thousands of affordable homes across England and strengthens Stonewater's standing as a strategic partner of Homes England.

The allocation gives the organisation long-term certainty for its development pipeline. A central element of the successful bid is expanding affordable housing in rural areas, which has long been a focus for Stonewater because housing need and affordability pressures are often most acute in those communities.

Chief executive Jonathan Layzell welcomed the award as an endorsement of the organisation's ambition and delivery record, and highlighted the emphasis on rural communities. He cited a family who had moved into a new Stonewater home in Somerset after previously feeling isolated, saying they are now thriving in a village they could not otherwise have afforded to live in. He credited a team effort across the organisation, with the Development and Finance teams playing a leading role in preparing the bid.

The funding is expected to underpin Stonewater's longer-term growth plans and continued increase in affordable housing supply. Further details of its development plans and the impact of the allocation will be published in the coming months.
