Strategic Land in Tadley, Hampshire Sold by Terra Firma Auctions

Terra Firma Auctions sold a freehold strategic land parcel on Church Road, Tadley, Hampshire (RG26 3AU) in its June 2026 online auction for well above its £100,000 guide price.

The lot extended to about 4 acres (around 1.6 hectares) and attracted interest from investors, developers and land buyers before the sale. Tadley sits on Hampshire's northern border, about six miles north of Basingstoke and within reach of Reading and Newbury.

The land has homes close by and secure gated access from Church Road, giving potential for future development subject to planning permission. Services run along Church Road, and the title includes a confirmed right of way from the road. The site could also be used for grazing or equestrian purposes, widening its appeal beyond developers.

Bidders were told the land is subject to an overage clause, under which a third party would receive further payments if its value rises because of future events such as the grant of planning permission or public infrastructure investment. Details were set out in the legal pack.

The lot was sold unconditionally, so the buyer was legally committed on the fall of the hammer. The firm says the result reflects strong demand for strategic land at auction.
